The University of Kansas athletic department on Thursday afternoon released a suite of new renderings related to the second phase of its ongoing Gateway project, as well as additional details about upcoming construction.

With the west end of David Booth Kansas Memorial Stadium and the conference center already completed, the second phase consists not only of renovations to the eastern and southern portions of the stadium, but also of new developments located directly to the east of the venue, including a hotel, student housing, retail, restaurants, office spaces and a parking lot.

Construction on the second phase has been underway since the demolition of the eastern stands in December, and it will continue in some form until 2028, as KU confirmed in its press release on Thursday.

“We are thrilled with the new west and north sides of The Booth and, in earnest, have begun the transformation of the east and south sides in advance of the construction of the mixed-use development that will create the Gateway District for the University of Kansas,” KU athletic director Travis Goff said in the release.

The second phase will essentially unfold in several stages. During the upcoming 2026 season, which kicks off on Sept. 4, KU will have reduced capacity and “temporary concessions and restrooms” in the lower bowl on the eastern side of the stadium (KU is selling season tickets between sections 122 and 128) and also benefit from the addition of a grandstand on the south end with seating for students and the band. A new parking lot for 2026 will also be in place at 11th and Missouri streets, according to the release.

By 2027, KU will have fully completed the east side of the stadium, including its upper bowl and concourses; by the end of 2028, the entire Gateway District, as it is known, will be done. The overall cost of the project — both phases combined — is expected to exceed $800 million.

“The University of Kansas continues to demonstrate its commitment to completing a 360-degree new build of David Booth Kansas Memorial Stadium,” Goff said. “Simultaneously, we are focused on elevating Kansas Football, as recently demonstrated by increased investment in staffing and student-athlete retention and acquisition. We will not be deterred as we continue our work to build Kansas Football into a program all Jayhawks will be proud of and support.”

The home slate for 2026 (excluding a “home” game in London for the Union Jack Classic) consists of six games: Long Island (Sept. 4), Missouri (Sept. 12), Middle Tennessee State (Oct. 3), Baylor (Oct. 24), UCF (Nov. 7) and BYU (Nov. 21).
