Lawrence home sale prices fall back in October

Home sale prices in Lawrence cooled a bit in October from record highs in September.

After soaring to a record $207,000 a month earlier, the average sale price retreated to $178,779 during October, according to a report issued Tuesday.

Also during October, according to the report from the Douglas County Appraiser’s Office, 94 houses were sold in Lawrence, up from 92 in September, but down about 19 percent from a year ago.

Countywide, 121 houses were sold this October, down about 17 percent from 146 sold a year earlier.

The five-year average for the month is 123 sales.

The average sale price this October was $176,910 countywide, up from last October’s $176,444. Both were above the five-year average of $166,731.

Here’s a look at sales and average prices elsewhere in the county, and comparisons with a year earlier:

  • North Lawrence — Three, down from six; $121,040, up from $104,900.
  • Baldwin — Six, up from five; $154,617, down from $174,200.
  • Eudora — 11, down from 12; $157,973, up from $152,864.
  • Lecompton — None.
  • Rural Douglas County — Seven, unchanged; $233,486, up from $193,174.
