Home sales on pace to beat record ’03

Rising sales in Eudora, Baldwin and rural Douglas County helped boost home sales in November, as the county’s market continues to hover above last year’s record-setting pace.

A total of 143 single-family homes sold in the county during November, up 11, or 8.3 percent, from a year earlier, according to a sales report from the Douglas County Appraiser’s Office.

The sales helped keep year-to-date totals above last year’s pace. A total of 1,948 single-family homes have sold in the county through November of this year, up 26, or 1.4 percent, from the first 11 months of 2003.

Lawrence’s 105 sales in November — a total that does not include North Lawrence, as outlined in the sales report — were unchanged from November 2003. But through November of this year, Lawrence has 1,533 sales, up 29, or 1.9 percent.

Three homes sold in North Lawrence last month, down from four a year earlier; there have been 59 sales in North Lawrence through November of this year, down 20, or 25.3 percent, from the first 11 months of 2003.

Eudora has seen double-digit rate increases, both for the month and the year thus far. The city in eastern Douglas County had 14 sales during November, up five, or 55.6 percent, from nine a year earlier; for the first 11 months of this year there have been 172 homes sold in Eudora, up 23, or 15.4 percent.

Sales in rural Douglas County offer a mixed picture.

There were 14 rural sales in November, up from 11 a year earlier; but through November of this year there have been 101 rural sales, down from 110 during the first 11 months of 2003.

Baldwin’s seven sales in November were up from three a year earlier. Through November, Baldwin has seen 82 sales, up four, or 5.1 percent, from the first 11 months of 2003.

Lecompton has had one sale through November of this year, down from two through November 2003.

Average prices paid for homes in November and rate of change from November 2003, according to reports from the Douglas County Appraiser’s Office:¢ Lawrence: $192,292, up 1.8 percent.¢ North Lawrence: $120,167, up 10 percent.¢ Baldwin: $119,048, down 20.8 percent.¢ Eudora: $164,427, up 38.6 percent.¢ Lecompton: Zero, unchanged.¢ Rural: $205,384, up 18.6 percent.¢ Douglas County: $185,744, up 3.5 percent.
