25 years ago: Developer works to fill spaces in new Riverfront Mall

As construction at the Lawrence Riverfront Mall continued to progress toward an expected April grand opening, leasing officials with the developer were concentrating their efforts on finding tenants for the factor outlet shopping center’s spaces. “The response we’ve been getting from the tenants already signed up and from prospective tenants is 100 percent positive, ” said Steve Felix, who was in charge of leasing for the Chelsea Group. “They are totally impressed with the project, the location and with the city itself.” A recent article in Value Retail News, a factory outlet trade publication, had carried an unattributed report listing six manufacturers already committed to having a presence in the Riverfront Plaza. The six were Van Heusen Shirts, Jindo Furs, Oneida Silver, Cape Craftsman, and clothiers Harve Bernard and Crazy Horse. The mall was also planning to rent space to some local vendors. Felix said that when the time for the grand opening arrived, a majority of the spaces would be occupied. “In order to have a grand opening, we have to have 75 percent occupancy,” Felix explained. “We believe we will achieve that threshold in April.” About 55 outlets were expected to occupy the 150,000 square feet of the completed shopping center.
