Inland Western Lawrence LLC awaits approval for 7,300-square-foot addition

The owner of Pine Ridge Plaza is looking to add another 7,300 square feet to its bustling retail complex on South Iowa Street.

Inland Western Lawrence LLC awaits approval Tuesday for a preliminary development plan at the complex, which already has 238,000 square feet of retail southeast of 31st and Iowa streets.

Ken Mullin, executive architect for Oak Brook, Ill.-based Inland Western, said it was too early for him to discuss details of the project, such as its construction schedule, projected cost or future tenant or tenants.

Final clearance from city officials won’t even be possible until mid-December at the earliest, he said.

“We just hope it continues through,” Mullin said.

The project already has passed through the Lawrence-Douglas County Planning Commission, whose members approved plans unanimously last month. Lawrence city commissioners will consider approving the preliminary development plan during a meeting that begins at 6:35 p.m. Tuesday at City Hall, Sixth and Massachusetts streets.

The building would be attached to the side of a building that now is home to Famous Footwear, said Mitch Walther, who has been working on the project’s plans for The Peridian Group in Lawrence. The addition would stretch toward, but not be attached to, the building that is home to Bed Bath & Beyond.

Other than adding space for more retail, he said, the project shouldn’t cause much disruption at the center.

“There’s plenty of existing parking already there,” Walther said.

The shopping complex has 1,282 parking spaces, serving retailers that also include Kohl’s, Old Navy, Michaels, T.J. Maxx, World Market, World Wine & Beer, Jason’s Deli, Bath & Body Works, Hurst Fine Diamonds, Deals, EB Games and an IHOP restaurant.

Inland Western is part of The Inland Real Estate Group of Cos., which has more than $13 billion in assets under management and more than 110 million square feet of commercial space in its portfolios, making it the fifth-largest owner of shopping centers in the country.
