Corner has sparked variety of interests

The 52 acres at the northwest corner of Sixth Street and Wakarusa Drive have been the subject of several development proposals. Here’s a look at the most recent, according to documents from the Lawrence-Douglas County Planning Office.

1995 City commissioners agreed to rezone all 52 acres for commercial use as part of a proposal from The World Company, parent company of the Journal-World. The rezoning, however, was contingent upon approval of a preliminary development plan, which city commissioners never OK’d.

June 2001 City commissioners on a 4-1 vote denied a request by Dial Realty to zone 26 acres of the property for commercial development. The plan would have allowed 198,000 square feet of commercial development on the site.

October 2001 City commissioners approved on a 3-2 vote a plan by Southwind Capital to allow commercial development on 19 acres of the property. The plan would allow for 155,000 square feet of commercial development.

July 2002 Southwind officials file a request to increase the commercial zoning on the property from about 19 acres to 22 acres. They also file a new preliminary development plan to increase the amount of commercial square footage from 155,000 square feet to approximately 200,000 square feet.

Friday Wal-Mart officials confirm the store is interested in building a Supercenter on the site.
