Up for consideration Wednesday is a request for a permit to build a retirement community on about 9 acres at the southeast corner of Wakarusa Drive and Harvard Road. The project would be built in two phases:

  • Phase I: A two-story assisted-living facility with 60 units, covering 47,140 square feet.
  • Phase II: A two-story independent-living facility with 83 units, covering 71,154 square feet, and a one-story nursing care facility with 60 beds, covering 26,402 square feet.

The request -- which includes an appeal for a reduction in the number of parking spaces normally required for such a development -- comes from Midwest Health Services of Topeka. Pinnacle Inc. owns the property.

The property is zoned for multifamily residential uses, with enough room for up to 111 housing units. The request, however, calls for 173 dwelling units.

Such an exception is allowable only if the permit is approved.
