What is a transfer on death deed?

A transfer on death deed is a type of deed that is recorded to change the ownership of a piece of land when the owner dies. The owner, or grantor, must file the deed with the county's register of deeds and may change it at any time. When the grantor dies and a death certificate is filed, the land automatically is transferred to the person designated by the grantor in the deed. The advantage of this type of deed is that it does not need to be probated by a court. The transfer on death deed has only been legal since July 1.
