A two-story office building now under construction in Oread West Corporate and Research Park is scheduled to be completed early this spring.
Local residential developer Michael Garber is constructing the building at 1530 W. 15th, which also will house the offices of his business, Garber Enterprises.
Toni McCalla, a real estate broker who works for Garber, said the company's offices will occupy a portion of the building. Additional office space will be leased to business tenants, she said.
The 4,000-square-foot building is west of the corporate headquarters of the Golf Course Superintendents Association of America on the section of 15th Street that recently was extended west from Wakarusa Drive.
"From our new offices we will be doing direct marketing of our new homes. It's closer to our homes," she said of the Oread West location.
Garber's current offices are at 2500 W. Sixth.
GARBER IS the developer and primary builder in Somerset Heights subdivisions, which are near Harvard Road and Monterey Way. He also has built homes in Stone Meadows West subdivision off West 15th Street and Clinton Pointe subdivision off Wimbledon Drive.
Garber's building is the first built in Oread West since GCSSA completed its 40,058-square-foot building last year.
However, the Garber building will be the first structure with leasable office space constructed in Oread West since the 13,000-square-foot Campbell-Becker Building, 1321 Wakarusa, was built in 1986.
However, other office space also is available in Oread West. Last year, Tom Knight, owner of Knight Enterprises, purchased the two westernmost of the three buildings in the former Hall-Kimbrell Environmental Services complex at 15th and Wakarusa and opened the Lawrence Office Center. Knight's business, which provides management services to professional associations, also is located in the office center, 4840 W. 15th.
