Ever since the city put in a water line. I think they disturbed the soil. The flooding only happens in the spring before the trees leaf out.
Flood in Oklahoma, October 1973. Sewer water backed up into the basement. (Fortunately, it was an unfinished basement.) The neatest thing was when a few people from church came over the following Sunday afternoon to help with cleanup. The water was gone, but walls still needed scrubbing, etc. I was so embarrassed (high school senior) when my father accepted their invitation to help. But I'll never forget what Christ-like love looks like! Unfortunately, the teddy bear I'd had since I was about 2 1/2 was one of the losses. :-(
My (indoor) water meter sprung a leak this spring and soaked out baseboards and carpet, but nothing I couldn't fix. The water company wouldn't fix it because it was on "my" side of the meter. No water problems due to weather ever. We're fortunate to have a dry basement with no sump pump.
My Moms basement that I live in has never experienced water damage.
How about the option, "I don't have a basement"?
No water in the basement, but I've had "bats in my belfry" especially after reading some of the JW customer blogs on various subjects.
Basement is cool and dry. Ideal for ammo storage.
